Construction expansion continues as new surveys show house building activity remained close to a 10-year high last month, moving the industry into its 12th consecutive month of growth.

Housing starts have grown to a rate of around 15,000 a month, with house prices increasing because supply is unable to meet demand. The Bank of England's deputy governor, Jon Cunliffe, has warned that it would be "dangerous to ignore the momentum that has built up in the UK housing market". A report from Legal & General has also revealed the extent of Britain's "national obsession" with house prices - values have shot up by 4,300pc over the past 40 years, and it also warned that a lack of supply could lead to housing becoming the biggest driver of UK inequality.

With a distinct shortage of skilled bricklayers during a big construction boom, naturally the wages are just as high as the demand. But only this month has it been revealed just how high these wages can go, as some bricklayers are found to be earning six-figure salaries in certain parts of the UK.

Speaking to the Sun newspaper, property consultant Mark Famer explained that because of the shortage builders could command such high salaries. In London he said day rates are anywhere between £150 and £200, with more experienced bricklayers able to "earn the equivalent of £100,000 a year". This is quite a turn from the time during the recession, where rates fell by 50% due to the lack of work.

While London might be the centre of attention in all of this, that doesn't mean the same wage rises don't apply elsewhere! There are new build projects starting across the UK, especially in the housing sector thanks to Government plans to build over 200,000 new homes. The amount of news there's been over the past few months concerning the construction industry's boom has been wonderful, and it's great to see that there's still no signs of it slowing down! In fact, leading job recruitment service Reed recently revealed that the number of new jobs in their construction and property section has gone up by an incredible 81% in the last year.

This comes according to the monthly figures for Feb 2014 released by the website, also revealing that this number means three times more vacancies are being posted in this section - totalling in over 10,700 new jobs. Among the most popular are quantity surveyors (1,180 new jobs), site managers (712) and project managers (706).

James Reed, chairman of reed.co.uk, said: "Returning consumer confidence, low interest rates and government-backed initiatives have all helped to invigorate the sector. Related industries, which service and supply Construction are also benefiting. And rising property sales across much of the UK are prompting record job growth in the Estate Agency sector." That said, he also warned of growth being focused on too much of a narrow part of the econmony, cautioning that it could result in a "bursting property bubble".

The latest from construction data experts Barbour ABI has revealed that house building is proving to be a huge factor in the industry's growth, altogether accounting for over a third of UK construction projects. It seems like almost every day we're posting about the ongoing construction boom and just how much its going to benefit new construction trainees, but the industry really is on the rise and the good news just keeps on coming!

Now the latest CITB Construction Skills Network forecast is estimating that the industry is set to see 182,000 new jobs created over the next five years. This rapidly recovering market is led by increased housing demand, with skill shortages predicted across several occupations. In addition to this, planned new nuclear builds will also result in an increased demand for scaffolders over a period of at least four years.

Over the next five years, this is how construction performance in the UK is expected to look:

  • The South West, Wales and East Anglia will benefit to perform the strongest, at +3.5%, +3.4% and 3% respectively - all above the national average of 2.2%.
  • Other areas will feel the effects much more slowly, but the North West (+1.3%), East Midlands (1.1%) and West Midlands (+0.8%) are all still set to improve.
  • Employment growth is a lot more mixed. Some areas are set to see a notable growth (East Anglia is expected to increase by an average of 2% a year), while others may see a reduction (the West Midlands at 0.2%)
  • Private housing will be the main drive for the growth, with the sub-sector rising by around 7% in 2014, with a further 5% the following year. From then on, its expected to grow by 4.6% a year until 2018.
  • Infrastructure is set to have the second largest annual growth, at 3.6%, followed by industrial (3%) and public housing (2.2%)

CITB chairman James Wates commented that the report showed that the economy is "turning the corner" and that the construction industry is benefitting from that. However he also stated: "Growth needs to be sustainable; underpinned by long-term infrastructure projects and continued investment. Employment in 2018 is predicted to be 196,000 below pre-recession levels, which is why measures must be taken now to ensure growth is sustained over the long-term."

Wales has shown an 8.7% increase over the last four quarters in comparison to the previous four, according the date from the Office of National Statistics. Short term quarterly movements in the construction industry also showed output as increased in Wales by 2.8%.

Welsh economy minister Edwina Hart said: “Together with the latest figures showing an increase in the number of construction jobs in Wales, today’s figures show that the construction sector in Wales is outperforming the UK as whole. Also the Index of Production for Wales shows a 3.1% increase when comparing the latest four quarters to the previous four quarters, while UK output fell by 1.6%.”

With the construction trade experiencing significant growth over the last financial quarter, economists are forecasting a huge boom for the industry over the next four years. Leading economists have forecasted that the construction industry will enter a period of rapid and sustained growth over the next four years, enjoying an impressive 19% increase by 2017.

This estimation comes from the Construction Products Association, who expect the £20 billion expansion to be led by an increase in housing, energy and transport infrastructure. The new forecast comes following a notable rise in the housing industry over the summer, which has led economists to abandon their previous expectations.

Noble Francis, Economics Director of the CPA, said: "Construction is set to enjoy growth over the next four years as it recovers from its worst recession in over 35 years. This is mainly due to private housing, which is experiencing a rapid rise, and infrastructure, which is seeing a more gradual return to positive territory."

"The private housing sector is being driven by recovery in the wider economy and the impacts of policies including Help to Buy, which have driven both house prices and house building. This is expected to lead to private house starts increasing 19.0% in 2013 and 15.0% in 2014, albeit from historic low levels of house building.

"Although rapid growth is predicted over the next 18 months, uncertainty remains around what will happen when the policies end, given that the housing market is unlikely to be self-sustaining by then."

He explained that the infrastructure sector was still recovering from a difficult 2012, where output fell 12.7% despite the government announcing boosts to it.

"Government now appears, however, to be refocusing capital investment towards repairs and renewals. In addition, work on Europe’s largest construction project, Crossrail, is expected to peak over the next 18 months. As a result, growth of 7.4% is forecast in 2014.

"In the longer-term, the prospects for infrastructure will be reliant upon investment in the replacement of energy capacity across nuclear, offshore wind, gas and shale, all of which remain uncertain. Driven by this investment, we predict the sector will enjoy further growth of 27.9% between 2015 and 2017."

But despite this forecasted increase, other key sectors will apparently continue to struggle. Work in the largest sector of commercial (offices and retail) remains one-third lower than its high in 2007, while public sector construction, which accounts for one-third of total industry output, continues to constrain overall growth.

"After suffering from an extremely tough market for over five years, and acting as a drag on UK economic activity, construction is set to grow every year between 2014 and 2017. This should provide a considerable boost to the wider economy," said Francis.
